A townhome complex will move forward after the Fort Worth City Council approved zoning changes May 20 for about 33 acres owned by Crowley ISD that the district plans to sell for redevelopment.
The council approved three zoning requests for the land, addressed as 7300 and 7350 Granbury Road and 5591 Mesa Springs Drive in southwest Fort Worth. The tracts are located on the west side of Granbury Road between Altamesa Boulevard and Sycamore School Road, east of the Chisholm Trail Parkway.
Council member Jared Williams said he is pleased that the project is moving forward since the sale of the land would help Crowley ISD have funding available for new facilities.
“This project is one that is a long time coming,” he said.
The townhomes will be built next door to the $39 million Medical Home Southwest Tarrant facility dedicated to former Precinct 1 Commissioner Roy Charles Brooks, which opened last December.
Townhomes in the development will be for sale and for rent, Williams said.
The land, which held different mixes of zoning, including “R2” townhouse/cluster, was rezoned as three tracts. The first tract was rezoned as “E” neighborhood commercial while the second tract received zoning for “PD/R2” planned development. The third tract’s zoning was changed to “PD/CR” planned development for all uses including “CR” low density residential with development standards for reduction in open space.
“The applicant intends to develop the site for townhomes, low density residential, and commercial along Granbury Road,” a staff report said.
Most of the site was zoned “R-2” and would allow townhomes by right, the report said. A site plan is also required.
Developer Matrix Equities LLC plans to maintain commercial uses along Granbury Road, which is a policy supported by the city to create a buffer between the townhomes and existing single-family homes to the east.
“With the subject site bordering a high-volume roadway, the proposed rezoning to townhouse, low density residential and commercial is compatible with surrounding land uses,” the staff report said.
The development will be aided by a new traffic signal, which Williams called “the icing on the cake.”
The traffic signal will be near the busy intersection of Granbury Road and Appalachian Way and will help improve access in the neighborhood, Williams said.
