Birkdale Village is for sale, property management group confirms

Huntersville leaders approved a controversial plan to expand the mixed-use development back in March.

HUNTERSVILLE, N.C. — Huntersville’s Birkdale Village is for sale, according to a spokesperson for the management group that owns the property. 

In a statement to WCNC Charlotte, a spokesperson for Jamestown confirmed the company’s investors have decided to put the mixed-use development on the market. 

“We, along with our equity partners, regularly evaluate portfolio holdings in the context of market conditions,” the statement reads. “Based on that assessment, our investors have made the decision to market the property after almost 19 years of ownership. As general partner, we continue to believe in the long-term opportunity of the property and are seeking to remain in the transaction through this process.”

Residents said with the potential changes underway, they have their own ideas of what they would like to see.

“Just more stores for our age,” suggested one shopper. “Like, you have to be 18 or older to go in, but if you don’t have a parent, which half the time none of the kids do because they’re just walking around for fun, they won’t let you in.”

“Things are going good,” Birkdale Village shop Burners Cigar Co. employee Tripp Foscue said. “I’m excited to see the new opportunities. Hopefully, it will bring us more business.”

The decision to sell comes two months after Huntersville leaders approved a controversial expansion plan at Birkdale. The rezoning petition would pave the way for a new apartment complex, a boutique hotel, additional retail shops, as well as office buildings and parking decks. Residents and town leaders were divided over whether the project meets the needs of the community, with concerns about overcrowding being the chief issue for neighbors. 

Town of Huntersville Planning Director Brian Richards said that currently there are 1,931 parking spaces, with the proposed plan that number will increase to 2,487 spots.  

Construction is expected to begin in 2027 and be carried out in phases, starting with replacing an existing parking deck to make more space. Birkdale Village, located just off Exit 25 on Interstate 77, is home to numerous dining and retail shops, including Apple, Buttermilk Sky Pie Shop, Fin & Fino, Icebox Cryotherapy, Midwood Smokehouse and Rolex.
